New plans have been submitted to transform unused space above a Derby gym into much-needed housing. The proposal focuses on the first floor of a well-known building on Ashbourne Road, with the ground floor currently occupied by Energie Fitness.
Previously, the building operated as a Morrisons convenience store and, before that, a Blockbuster Video. While earlier permissions were granted for office use on the first floor, it remained vacant. Now, Emerge Property Consultants, working with AK Innovative Design Solutions Ltd, aim to convert the space into nine self-contained studio flats.

Each of the proposed apartments will include a private lounge area, kitchenette, and en-suite bathroom, offering compact but comfortable city living. These apartments are designed for professionals, students, and key workers who need affordable, efficient housing close to Derby city centre.
The proposal also includes ten car parking bays and seven secure bicycle spaces for future tenants. Importantly, all construction will take place internally, maintaining the building’s original external façade and overall architectural character.

The application acknowledges the building’s previous lack of use, especially as attempts to lease the space as offices proved unsuccessful. The new plan seeks to bring energy and investment back to this key site on Ashbourne Road.
