Some residents welcome the idea. They say the land has attracted constant anti-social behaviour since the pub closed in 2009. For them, almost any new development would be an improvement. They hope a managed business will reduce vandalism and help bring order to the area.

Other residents hold serious concerns. After the application went public, the council received a petition with 92 signatures. People worry about noise from metal cutting and dismantling. They also fear environmental issues, such as waste handling and fluid disposal. Some believe the land should support new homes instead of an industrial activity. They want a quieter, cleaner use of the site.

Council Assessment and Site History

Council officers recommend approval. They argue the industrial use fits the character of the location. They also believe the development can work safely if the operator follows strict conditions to protect nearby homes.

The site has a long history. Strettons Brewery built the original pub in 1934 and named it the Sinfin Hotel. It became The Saxon in the 1970s and then the Cock ’n’ Bull after a 1982 refurbishment by Ansells. The pub closed in 2009. In 2010, the owner gained permission to turn the building into a venue for functions, but the project never progressed. The building decayed, attracted vandalism, and was eventually demolished.

If the council approves the proposal, Adam’s Autos will move forward with plans to build the vehicle breaking business on Sinfin Lane.
